Not one of the siding pages ranking in this market puts a number in front of you. We will. These are national and state figures, not Franklin quotes, but they are honest planning numbers.
| Material | Installed, per sq ft | Lasts |
|---|---|---|
| Vinyl | $3 to $12 | 30 to 40+ years |
| Engineered wood (LP SmartSide) | $4 to $9 | 20 to 30 years |
| Fiber cement (James Hardie) | $5 to $13.50 | 50 to 100 years |
| Board and batten | $5 to $13 | varies by material |
Per-square-foot and lifespan figures from HomeAdvisor and HomeGuide 2026 cost guides. National ranges.
For whole-house numbers, HomeAdvisor puts a typical siding job at $5,400 to $16,000 nationally. Angi puts fiber cement in North Carolina specifically at about $14,700, and roughly $21,300 on a 2,000 square foot home.
The cheapest estimate is usually the most expensive one you’ll ever get.
None of the siding pages ranking here give you that number. They say “harsh weather” and move on. About 55 inches a year, spread across every season, is what your walls actually face.
Siding is not a raincoat. Water gets behind it on every house. What keeps a wall dry is what sits underneath and how the edges are detailed.
Those are the manufacturer’s own install requirements, not our opinion. We install to them. Ask whoever else quotes you whether they do.
Plenty of walls we get called out to look at do not need replacing. We will tell you that.
| Material | Lasts | Upkeep |
|---|---|---|
| Vinyl | 30 to 40+ yrs | Wash 1–2x a year. Never paint it. |
| Engineered wood | 20 to 30 yrs | Repaint every 5–10 yrs. Never pressure wash. |
| Fiber cement | 50 to 100 yrs | Repaint every 10–15 yrs. Check seams every 2–3 yrs. |
| Metal | 40 to 70+ yrs | Wash. Watch fasteners. |
Lifespan and maintenance figures from HomeGuide 2026.
One thing worth reading before you sign anything: LP SmartSide’s 50-year warranty is prorated, not flat. The first 5 years cover 100% of material and labor. After that it is material only, dropping 2.22% a year until it reaches zero at year 50.
That is the manufacturer’s own document, and nobody selling siding around here will mention it. Ask whoever quotes you what year 20 of that warranty is actually worth.
If repairs come to more than about half the cost of new siding, replace it. That is the industry rule of thumb and it holds up. Patching half a wall on a house that needs all four is money you spend twice.
One cracked board or a section damaged by a limb is a repair, and we will quote it as one.
Siding comes off and the wall tells the truth. This is the part a bid sheet usually skips, and it is where a cheap quote turns expensive.
We photograph what is behind your wall and show you before anything new goes on. If your estimate does not say what happens when rot turns up, ask before you sign.

As a real estate agent and general contractor I got 4 quotes and Appalachian Roof Restoration was substantially less expensive than the other 3! They got the job done quickly and cleanly. This was not an “easy” roofing job but they made it look like it was. Any complications were addressed in a timely manner. We needed shorter nails, diff color drip edge, more shingles and also some d-log siding. Ken was quick to get, order, or tell me where to find what we needed. Katie was also helpful in regards to scheduling and paperwork. The owner gives 5 stars and so do I. I will be using these guys again
I have a smaller home but Appalachian Roof Restoration gave me a fair price and quality work. There were no surprises with the bill and they did everything they said they would on the estimate.
Would highly recommend Appalachian Roof Restoration, from start to finish they were on time and kept updated on arrival times. Communication is on point with Caity, Brett our crew foreman was rock solid, the crew was on time and clean up was perfect. Ken should be proud of his team. Give’em a try. Shop local.
From our very first phone call with Ken, we were impressed. Quick to respond and to come out for an inspection and quote. Patient in explaining things and helping us choose the right materials and color. Clear communication and follow-up from Shelbey in the office. Team got the work done quickly and did a great job cleaning up afterwards. Highly recommend.
Industry guides put a full fiber cement job at seven days to two weeks, with tear-off adding a day or two. Your house may run shorter or longer, and Caity gives you the schedule up front and again if anything moves.

Josh or Ken comes out to your property, looks at the project, and listens. We want to hear what you’re picturing, what you want out of it, and anything you’re worried about.
Then we put together a free, personalized quote. Look it over, ask us anything, and compare it to any other quote you’ve received.
We like being compared. We show up on time and prepared, our pricing is competitive, and our customers have given us a 4.9-star rating across 70+ Google reviews.
For a straight siding replacement, almost always no. Under North Carolina G.S. 160D-1110(c), work costing $40,000 or less on a single-family home does not require a building permit when it is done to the state building code.
Replacing exterior siding falls inside that exemption. If we find rot and have to replace framing or structural sheathing, that is different, and we pull the permit.
Permits here go through Macon County Planning, Permitting and Development at 1834 Lakeside Drive in Franklin, 828-349-2072. We handle that paperwork. You do not.
Not one of the siding pages ranking in this market mentions permits at all. Worth knowing what the law actually says before someone tells you otherwise.
Some outfits quoting siding around here will not come to your house. They want to do a virtual consultation off photos you send in.
You cannot see rot in a photo, and you cannot measure a gable from a phone screen. Josh Smith or Ken comes out, walks your walls and writes the number, whichever of them reaches you sooner.
Our workmanship warranty runs 3 to 5 years on most jobs and covers our installation: the wrap, flashing at windows and doors, fastening, trim joints and clearances. Material warranties come from the manufacturer and are separate. We do not blur the two together.
4.9 stars across 71 Google reviews. NC General Contractor license #109293, verifiable through the NC Licensing Board for General Contractors. Ken is a third-generation tradesman and the first in his family to become a full contractor; Josh has been in construction since 1995.
Caity Hurst answers the phone and keeps you posted. Ken walks the finished job before you get a bill. You can get a free on-site estimate any time.
Doing the roof at the same time? One mobilization, one crew, one cleanup, and the flashing where the two meet gets detailed once instead of twice. See roof replacement in Franklin and gutter installation in Franklin, or meet Ken Smith and the crew.
Nationally, HomeAdvisor puts a typical siding job at $5,400 to $16,000, averaging around $10,750. Fiber cement in North Carolina averages about $14,700 according to Angi. Your number depends on wall area, material, tear-off and whatever is found behind the old siding.
For fiber cement, Angi puts a 2,000 square foot home around $21,300. Board and batten runs roughly $8,500 to $22,000 at that size. Vinyl lands lower, since it installs at $3 to $12 a square foot against fiber cement at $5 to $13.50.
Vinyl installs at roughly $3 to $12 per square foot including labor, and HomeAdvisor's $6,150 to $15,900 band is scoped to 1,500 to 2,500 sq ft homes, so a 1,200 sq ft house generally lands below it. Wall area matters more than floor area, because gables and a cut-up footprint add surface and labor.
Less than people assume at the bottom of the range, more at the top. Vinyl installs at $3 to $12 a square foot and fiber cement at $5 to $13.50, and Angi puts the fiber cement average at about $12.50. You are buying lifespan for the difference: 50 to 100 years against 30 to 40 for vinyl.
Cost and weight. It runs a real premium over vinyl, it is heavy and slow to hang, and it needs repainting every 10 to 15 years, which vinyl never does. It is also unforgiving of bad installation, especially clearance to grade and flashing.
Rarely. Fiber cement lasts 50 to 100 years, which is longer than most people own the house. What it does need is maintenance: a wash every 6 to 12 months, a seam check every 2 to 3 years, and repainting every 10 to 15 years.
In this climate, avoid anything that traps water against the wall or sits too close to the ground. We would steer you away from untreated wood on a shaded north wall, and away from any install that skips the water-resistive barrier or buries the bottom course in dirt. The material matters less than the detailing.
Ask for the license number and check it with the state board. Ask whether they come to the house or quote off photos. Ask what happens, in writing, if they find rot behind the old siding.
A contractor who will not answer that last one in writing is the one to worry about.
Yes. Franklin gets more than four feet of rain a year, around 55 inches, spread fairly evenly across the seasons rather than concentrated in one wet spell. That is why the wrap, the flashing and the clearance to grade matter more here than they do in a drier place.
Free on-site estimate and an honest written price. We come to the house. Caity calls you back the same day, and there is no trip charge.

We run out of 33 Riverview Street in Franklin, NC 28734, and work a roughly 50 mile radius across Macon, Jackson, Swain, Graham, Cherokee, Clay and Haywood counties. This is Franklin in Macon County, not Franklin Tennessee or Franklin Wisconsin.
Franklin. Home. Older homes off Main with wood siding that has been painted too many times, and newer builds out toward Cowee running vinyl and engineered wood.
Otto and Scaly Mountain. Heavy tree cover south of town. Shaded north walls stay damp, so we talk about drainage gaps and clearance to grade more often down there.
Highlands and Cashiers. Higher elevation and a lot more rain. Most of our fiber cement and cedar-look work is up there, on second homes where the finish matters.
Sylva, Dillsboro and Bryson City. Jackson and Swain county, a mix of older stock and new construction.
Surrounding communities. Cullasaja, Iotla, Cowee, Nantahala, Whittier, Cullowhee, Cherokee, Murphy, Waynesville, and into the Tennessee corner at Copperhill and Ducktown.
