Looking to finally get the kitchen you have been picturing for years, the shower you actually want to stand in on a Monday morning, or does the whole house need bringing back to life? We can do that. Three generations of building behind the work, 4.9 stars across 71 reviews, and Ken walks every finished job himself before you ever see a bill.
Thanks for reaching out. A real person here reads every one of these, and we’ll call you back today.

Cabinets, counters, tile and flooring. A minor kitchen refresh returns more than it costs around here, which is not true of most remodels.
Full gut or a refresh. The waterproofing behind the tile is the part that decides whether it lasts, and it is the part nobody sees.
Turning unfinished square footage into rooms you actually use. One of the better returns on this whole list.
Siding, soffit, fascia and trim. In a county that gets more than four feet of rain a year, the detailing matters more than the material.
Multiple rooms on one schedule with one contractor, instead of five trades you chase yourself and a timeline nobody owns.
Screened porches, decks and outdoor living. Built for the weather this side of the mountains actually throws at it.
Build-outs and renovations for local businesses. We have worked municipal and federal jobs, including the Town of Franklin water plant.
When remodeling the space you have is not enough. Room additions, second stories and in-law suites tied into the existing structure.

Ken puts it simply: we treat every customer’s home as if it were our own. On a remodel that is the daily standard, not a slogan. We work around the hours that suit you, keep the work area contained, and clean up at the end of every day so you can still live comfortably in the rest of your house.
Ken Smith is a third-generation tradesman, the first in his family to become a full contractor, and has been building since he was 18. Josh Smith, our senior estimator, started in construction in 1995 and has 30-plus years in the trade. Between them they have seen most of what a Macon County house can hide behind a wall, and they are the two who come out and write your scope.
The work itself is ours. Carpentry, framing, drywall, tile, flooring, trim and paint are done by our own crew, in uniform, background checked, on a drug-free jobsite. Licensed plumbers and electricians handle their trades, because in North Carolina a general contractor license does not permit anyone to do that work, and we would rather say so plainly than let you assume otherwise.

Ken Smith is a third-generation tradesman, and the first in his family to go all the way and become a full contractor. He started out on job sites as a cleaner, watching and learning from the tradesmen around him and taking on more as he got older. They didn’t just teach him how to build. Showing up when you say you will, doing the job right the first time, and always standing behind your work with a firm handshake are the things that have carried him this far.
He has worked in roofing since he was 18 years old. He moved to Western North Carolina, spent years as a roofing technician here, then started Appalachian Roof Restoration because he believed Franklin deserved better work at a fairer price. Same crew, same standards, now doing business as Appalachian Contracting.
He still walks every finished job himself before you get a bill. Based in Franklin, covering Macon, Jackson, Swain and Haywood counties.
“Every roof we restore, every repair we complete, and every project we take on is a reflection of our name and the reputation we’re building.”
“Working with the owner Ken Smith, his office staff and his crew, we can truly say this was a far far better experience and outcome than we had anticipated. Price point far more competitive than we anticipated, product & far better warrantee… all that with a far greater distance from our home.”

Every promise below is one most contractors around here can’t make. We give you an arrival window and keep it, dust-wall the work area, clean up daily, and put our name on the result.
The promise the whole company runs on. If it isn’t right, we make it right, and we don’t send the final bill until you’re happy with the work.
Josh or Ken comes out, walks the space with you and writes your estimate. Then Ken personally walks the finished job and signs it off before you are billed.
On top of the manufacturer’s warranty on fixtures and materials. Materials rarely fail. Workmanship is what fails, so that is what we stand behind.
Send us an apples-to-apples estimate and we’ll match it or beat it. The cheapest bid is usually the most expensive one.
The National Park Service and the Town of Franklin both trusted us to work on their buildings. Public work is awarded on vetting, then held to inspection standards most homes never see.
No sales pitch. No trip charges. No pressure.
Tell us what’s going on. We respond fast and set a time that works.
Josh or Ken walks your property with you. No charge if you don’t proceed.
An honest number in writing, permits pulled. No surprises later.
Clean site, on-time crew, and we stand behind the work after we leave.

Josh or Ken comes out to your property, looks at the project, and listens. We want to hear what you’re picturing, what you want out of it, and anything you’re worried about.
Then we put together a free, personalized quote. Look it over, ask us anything, and compare it to any other quote you’ve received.
We like being compared. We show up on time and prepared, our pricing is competitive, and our customers have given us a 4.9-star rating across 70+ Google reviews.
Every job we do is backed by a handshake. If something isn’t right, we come back and fix it, and the workmanship is covered for 3 to 5 years after that, depending on the job.
For most kitchens and bathrooms, yes. North Carolina G.S. 160D-1110(c) exempts work costing $40,000 or less from a building permit, but that exemption stops the moment the job touches plumbing, wiring or structure.
So a $6,000 bathroom that moves a shower drain and adds a GFCI circuit needs permits. The dollar amount stops mattering the moment you touch plumbing or wiring.
Worth knowing before you call anybody: Macon County issues the building permit even when your house sits inside Franklin town limits. The Town handles zoning only. Permits run through Macon County Planning, Permitting and Development at 1834 Lakeside Drive, 828-349-2072.
We pull the permits and schedule the inspections around your job. You won’t make a single trip to Lakeside Drive.
Six to ten weeks of construction for most kitchens. If the layout changes, plan on three to five months from the first conversation to a finished room, because design, ordering and permits all happen before anybody swings a hammer.
Two to four weeks of construction for a standard bathroom, and four to eight for a full gut. Caity gives you the schedule up front and calls you if anything moves.
A minor kitchen remodel comes closest. In the 2025 Cost vs Value report for Asheville, the nearest market it measures, a midrange minor kitchen recouped about 113% of its cost, a midrange bathroom about 72%, and a major kitchen about 52%. We’d rather you hear that before you spend the money.
No. Licensed plumbers and electricians do that work under our contract, because North Carolina doesn’t let a general contractor license cover those trades. You still have one contract and one number to call, and we stay accountable for the result.
Yes, and most of our customers do. We keep the work area contained, clean up at the end of every day, and work around the hours that suit you.
Nothing. Josh or Ken comes to the house and looks at the space, and you get a typed written scope. No trip charge and no obligation.
Free on-site estimate and a written scope with the allowances spelled out. Caity calls you back the same day, and there is no trip charge.
