Home additions and new construction in Franklin, NC, from custom builds and garages to ADUs and sunrooms. Built for mountain grade, mountain drainage and mountain rainfall, permitted and inspected the whole way through.
Adding square footage to an existing house, including the foundation, the tie-in to the existing roof and the framing that makes it look original rather than bolted on.
Bump-outs, primary suites and second-story additions where the existing structure will carry it. We check that first, honestly, before anyone gets attached to a plan.
New builds from footing to punch-list. Permitted, inspected, and sited for the way the lot actually drains rather than the way the plan assumed.
Attached and detached garages, shops and storage buildings, on slab or on a foundation depending on grade.
Accessory dwellings and in-law suites, whether attached, over a garage or standalone. Increasingly common here for family and for rental.
Three-season and four-season rooms, and enclosing an existing porch. In this climate the roof and drainage detail on these is what decides whether they leak.
Most of Western North Carolina is not flat. Homes here sit on grade, on cut-and-fill, and on slopes, which means an addition or a new build starts with questions a plan book cannot answer. Where does water move on this lot during an 80-inch year? What is the soil doing? How much of this is fill from when the original house was sited?
Get that wrong and the symptoms show up later as a wet crawlspace, a settling slab, or a retaining wall leaning three years in. Foundation and drainage work is unglamorous and it is where the real risk lives on a mountain build.
The tie-in is the other place additions fail. Where new roof meets old, where new wall meets old, and where the new foundation meets the existing one, all have to be flashed, framed and detailed so the joint does not become the leak. A crew that treats the addition as a separate building glued to the side of a house will produce exactly that.
Ken has run public projects held to inspection standards a home never faces, including the Great Smoky Mountains National Park visitor center in Cherokee and the Town of Franklin water plant. That is the habit the crew brings to a residential build: permitted, inspected, and detailed as though somebody is going to check it, because on those jobs somebody did.

Most additions run two to four months from break-ground to punch-list, depending on size, foundation work and inspection scheduling. Weather in this region affects the exterior phases more than most places.
Yes. Permits are pulled through Macon County or the relevant municipality, and we manage the inspection schedule. Unpermitted additions cause real problems at resale and with insurance.
Yes, and it is most of what building here involves. Steep sites mean more foundation and drainage work, which is where the budget goes on a mountain build. We would rather price that honestly up front than discover it later.
Yes, attached, over a garage, or standalone. Check local zoning first, and Ken can walk you through what Macon County allows on your parcel.
Yes. We build from your plans or help you get to a set. If something in the drawings will not work on that lot, you will hear about it before we start rather than mid-build.
